Snagging Services and Repairs in Dubai
We write the snag list and we close it out. One company for both.
Most snagging companies hand you a report and leave. We do the inspection and the rectification, which means the list is written by the people who have to close it — and nobody gets to argue about whose problem an item is.
What is included
- Room-by-room inspection of the whole property
- Doors, windows, handles and seals checked and operated
- Tiling, grout, skirting and paintwork inspected in proper light
- AC output, drainage and electrical points tested
- Plumbing run, drained and checked for leaks
- A photographed snag list, item by item, in a report you can send on
- Rectification of every item we can fix ourselves
- A re-check once the work is done, against the original list
Common problems we fix
- A handover date coming up and no idea what to look for
- A developer snag list that has stalled
- Defects found after you moved in
- Work signed off that was never actually finished
- A defect liability period running out
- A report from someone else that nobody has acted on
Not on the list? It almost certainly still falls to us — describe it and we will tell you straight away whether it is ours.
How it works
- 01 Tell us what is happening, in your own words.
- 02 A technician sees it and tells you what is actually wrong.
- 03 You get a written quote before any work starts.
- 04 We do the work, and clear up after it.
- 05 You get photographs of the finished job.
What it costs
You get a written, itemised quote before anyone starts, so the price is agreed rather than discovered. If the job turns out to be bigger once it is opened up, the work stops and you hear about it first.
We do not publish a price list, because the honest answer to "how much?" depends on what is actually wrong. Send a description and a photograph and you will get a real number.

Snagging — questions people ask
What is snagging?
A detailed inspection of a newly built or newly handed-over property to find defects and unfinished work, recorded item by item with photographs. It is the difference between accepting a home and accepting a home you have actually checked.
When should it be done?
Before you take handover if you can, and in any case before the defect liability period ends. The earlier an item is on a list, the easier it is to get it put right.
Can you fix what you find?
That is the point of using us. We rectify what we list — paint, tiling, doors, joinery, AC, plumbing and electrical defects — so the report does not just become a document that gets forwarded around.
Will you take on a snag list someone else wrote?
Yes. Send it over and we will price closing it out. We will also tell you if anything on it is not actually a defect, which happens more often than you would expect.
What if the developer should be fixing it?
Then they should, and the report is what you use to make that happen. Where it is faster or simpler to have us do the work, we will quote it — but we will not let you pay for something that is still someone else’s obligation without saying so.
