For tenants
Property Maintenance for Tenants in Dubai
If something has broken in a home you rent, the hard part is usually not the repair. It is working out who to tell, who pays, and how long you are going to be waiting.
- 01
Tell us what is wrong, in your own words
You do not need to diagnose it. "The AC is making a noise and the room is not cooling" is enough to send the right person with the right parts.
- 02
A written quote, so nobody is surprised
You see the cost before the work starts. If your landlord is paying, that is the document they approve.
- 03
Evidence you can forward
Photographs of what was wrong and what was done. Useful at the time, and more useful at the end of a tenancy.

Questions people ask
Do I pay, or does my landlord?
It depends on the cause and on your tenancy contract. Broadly, wear and tear and anything structural tends to sit with the owner, and damage or misuse with the tenant — but contracts vary and the specific wording wins. We document what we find, so the decision is made on facts.
Can I book a repair without telling my landlord?
You can book us directly for anything you are paying for yourself. If you expect the owner to pay, tell them first — an unapproved invoice is the most common reason a tenant ends up out of pocket.
My landlord is ignoring the problem. What can I do?
Put it in writing, keep the record, and get the issue documented properly. A photographed report of an actual fault is harder to ignore than a message. If it escalates, the Dubai Land Department has a formal process for tenancy disputes. [CONFIRM: whether we want to signpost the DLD rental dispute process directly]
Will you work around my schedule?
When a visit is arranged we agree a time with you, rather than giving you a day to wait in. If evenings or weekends are the only thing that works, say so when you first get in touch and we will tell you straight away whether we can.
I am moving out. What should I get done?
Usually a deep clean, any marks and holes made good, and anything you have broken repaired. Our move-out checklist guide walks through what inspectors actually look at.
